Richard Grondin is Co-Founder of NNN Investment Advisors and a private real estate principal whose work spans investment, ownership, operations, and development. Since beginning his career in 1989, he has built and continues to oversee an extensive, privately controlled commercial real estate portfolio spanning multiple states and asset classes, comprising millions of square feet of income-producing real estate and thousands of acres of land and development holdings.

Richard’s perspective is defined by direct ownership experience. He approaches each opportunity as an owner and investor first, applying judgment shaped by deploying and protecting his own capital, operating assets through multiple market cycles, and making decisions with lasting financial and operational consequences. This perspective enables him to look beyond the immediate transaction and evaluate how structure, risk, operating fundamentals, execution, and long-term value intersect—a level of principal insight uncommon in traditional brokerage organizations.

Today, much of Richard’s work centers on advancing significant assets within his own portfolio, including large-scale industrial and infrastructure-intensive development opportunities. Projects of this magnitude require long-term vision, disciplined decision-making, and the ability to address complex land, infrastructure, utility, governmental, contractual, and commercial considerations. Richard remains closely involved in the ownership-level decisions that shape these projects and determine how they advance.

At NNN Investment Advisors, Richard remains directly involved in the firm’s most significant acquisitions, dispositions, portfolio transactions, off-market opportunities, and development initiatives. He is particularly skilled in recognizing value that others overlook, structuring complex transactions and development strategies, resolving obstacles, and negotiating solutions that move major opportunities toward successful execution.
