Dollar General initially signed a 10 year Lease in 2003 and amended the Lease in 2009 to extend for another 9 years. The current Lease term runs to 11/30/2018 with 2, 5-year options to extend. Amended again in 2015 to extend for another 5 years to run through 11/30/2023. The Lease calls for rent increase beginning on 12/1/2018 to $70,200 + $150/ month CAM during extended term and first option. Then 5% rent increases in first option period and 10% in second option period. Taxes are reimbursed 100%.  Insurance is paid directly by Dollar General.
